Changeover day is normally Saturday. Your booking will be confirmed on the receipt of a 30% booking and security deposit, which can be paid by cheque or direct transfer to Leys Ltd.

In addition to the deposit full payment needs to be paid six weeks before the date of visit. The deposit will be repaid to you within 2 weeks of your stay after a property check.

There are 4 seasonal rates, prices are per week:

Off-Peak | £550
Jan, Feb, March, Nov, Dec (except Xmas, New Year and school holidays)

Low Season | £690
April until late May, late Sept until late Oct

Mid Season | £800
Easter period, June & first half of July, early September + Oct half term

High Season | £1250
June half term, mid July to early Sept

We are happy to consider short notice bookings, short break/variable length bookings and discounts on smaller groups or late bookings. Do enquire if you are interested in any of the provisionally booked dates they may well become available.

Black barn is available for longer term flexible let stays out of peak season. So between mid-September and the start of July.

The barn is particularly suited to creative type collaborative projects/residencies or retreats. There is a very large central communal space (5.2 x 10.2 metres) with high pitched roof and plenty of natural light. This area has a huge central table (2.5 x 1.9 metres) and a corner sink /drainer nearby.

The flexible let prices include laundry, council tax, Wi-Fi and water charges. Gas and electricity is calculated via entry and exit meter readings and paid for by being deducted from the security deposit.

Prices
Prices are dependent on length of stay. Guide prices are as follows:

4 weeks: £1,400
8 weeks: £2,400
12 weeks £3,000

How flexible lets work?
To secure a booking pay 50% of total stay price as a booking/security deposit. Before your stay starts you pay the full stay price (longer stays can pay by instalments).
